Septic Inspection for Home Buyers & Sellers

A standard home inspection usually does not cover the septic system. If you are buying a rural home, a separate septic inspection tells you whether the tank and bed are working before you commit.

What an inspection covers

  • Pumping and examining the tank, baffles and effluent filter
  • Checking for leaks, cracks and roots
  • Looking at the leaching bed for pooling, saturation or failure
  • Confirming the system matches what the municipality has on file
  • A written report you can share with your lender or lawyer

Timing for real estate

Book the inspection inside the conditional period of your offer, and allow time for the tank to be pumped first. In winter, frozen ground and snow can slow things down, so call early.

Questions about septic inspection

Who keeps septic records?

Permits for septic systems are issued under the Ontario Building Code by the local municipality. Your township building department may have the original permit and drawings.
